He started investing in real estate three and a half years ago and grew his portfolio of small multi and single family rentals to over $2.5MM. He transitioned to real estate full-time four months ago, focusing on commercial multifamily, and has since closed on a 10-unit property and has a LOI accepted on 29 more.

Dylan & Mike discuss why budgeting is so important & how to review your revenue & expenses. The first step to budgeting is reviewing the current year’s performance. Next you need to review your revenue & see the nature of the expenses. When reviewing expenses can you reduce the fixed, seasonal, or variable expenses? This will also allow you to create better baselines for renewals. You need to compare your actuals & budgets with your initial proformas.
