On this podcast episode I talk about why learning how to wholesale is a great place to start if you are a new investor. Learning how to wholesale and find houses at a deep discount is very important for you as a real estate investor and will make you a much more well rounded real estate investor. There are three types of real estate investors: 1. investors that buy rentals using a realtor 2. investors that buy rentals from a wholesaler 3. investors that buy rentals from sellers direct If you want to get the best wholesale deals at the lowest wholesale prices, then you will need to buy directly from motivated sellers. Those motivated sellers could be financially distressed (foreclosure, short sales, bankruptcy etc). They could be bank owned properties owned by the bank (REO). Or they could be properties that have been damaged by hurricanes, storms, floor or fire. If you want to find properties at a discount your seller is going to need to be motivated to sell at a discount. On this episode I talk about long term real estate investing strategies to create and build wealth like the Buy Repair, Rent and Refinance Strategy (BRRR). To employ this well known strategy you need to be able to find wholesale deals at wholesale prices that are purchased at no more than 75% of market value. That is the hard part. And realtors won't be able to help you with this. The way you find wholesale discounted deals is by buying directly from banks, buying from wholesalers, or buying directly from motivated sellers. Buying direct from motivated sellers is your best option. Soon, bank owned properties, foreclosures and short sales will be booming. But to buy these properties you have to pay CASH (no mortgages allowed). If you don't have the cash you need to have a private lender in place that will lend you the money. To get started, you will first need to learn and have a very solid understanding of what a house would appraise for, the repairs required to fix the house and what those repairs would cost. Only once you know what the house is worth fixed up, and what it would cost to fix it up, are you able to calculate your maximum offer price. On this podcast episode I talk about opportunities in today's real estate market. The current inventory situation in the real estate market is the tightest that I have ever seen (in 17 years). There is such a huge shortage of inventory and there is simply no supply. Investors are having a very hard time finding wholesale deals at wholesale prices. I discuss one strategy that we are employing which is to look at cheap rental properties that are currently rented with tenants in place. Many wholesalers send out these types of deals to their investors and the key to getting these houses is to beat your competition by locking up the contract instead of "waiting" for an appointment. You will need to know your ARV's very well in order to do this. You will also need to drive by the properties in order to feel comfortable enough to do this. You can purchase these properties with hard money (or private money) and then you can wait until the tenants lease expires. At that point you can give the tenant a notice to vacate and you then have a house that you can either fix and flip, or you can fix and rent at a higher rental amount. I suggest you consider renovating and then renting the property at a higher amount. After you have rented the property, you can refinance your mortgage into a conventional 15 year mortgage. If you do this you will own the property free and clear in 15 years. That is how you create wealth. And the reason you are interested in real estate is because you want to create wealth for yourself and your family. The record low interest rates are an opportunity for you to buy rental properties now. On this podcast episode I talk about how to create a life of financial freedom. The first step is to establish what your freedom number really is. Your freedom number is simply the amount of money that you need per month to live your current lifestyle without having to work or have a job. If you have enough money coming in from your investments to cover your overhead and all of your bills, then you have achieved financial freedom. On this podcast episode I talk about how to establish your financial freedom number, and how to put a plan in place to achieve financial freedom in 15 years (or less). The way that we achieve this is by buying rental properties and refinancing the loan into 15 year mortgages. By doing this, we know that in 15 years we will own the property free and clear with no mortgage. And we know that the rental income that the property generates will be income that goes straight into our pocket (after taxes, repairs and insurance). All we need to do is to calculate how many rental properties we need to own, in order for us to achieve financial freedom. If you could purchase just two rental properties per year for five years, then you would own ten rental properties free and clear just 15 years later. On this podcast episode I talk about creating wealth in real estate, by building wealth one house at a time. The example that I use on this podcast came from our Fixing and Flipping Coaching event this past weekend. I was reviewing potential fix and flip deals with my coaching students and we were evaluating deals together to find houses that would make good fix and flips. The specific house that I discussed with them is a $180,000 house that can be purchased for $115,000. The asking price on the house is $120,000. It is a nice house in a decent neighborhood that was a foreclosure and is being sold by Fannie Mae. The house needs flooring, kitchen, bathrooms, and interior and exterior paint. I am guessing that to fix and flip the house the repairs could be around $25,000. We use our fixing and flipping calculator which you can use by visiting this page: https://www.lexlevinrad.com/rehab-property-calculator/ For a fix and flip, the spread is a little tight and the house will only generate a profit of around $10,000. That seems like a lot of work for not that much profit. However I show students how that same house purchased as a buy, repair, rent and refinance makes a lot of sense. If we are repairing the house to rent it, then the cost will be only around $15,000 (instead of $25,000 for a fix and flip). The numbers for a BRRR using my financing if I was lending for the hard money loan are: Purchase $115,000 repairs (rental) $15,000 closing costs etc. $5,000 down payment $15,000 loan amount $100,000 Total cash out of pocket $35,000 Total cost $135,000 Appraisal value $180,000 The bank will be willing to lend 75% of that appraisal value (which is $135,000) From that $135,000 use $100,000 to pay off the hard money loan. That leaves you with $35,000 cash. That is the same $35,000 that you laid out to buy the property. That is how the Buy, Repair, Rent, Refinance method works. And it's the easiest way to create wealth by building wealth one house at a time. Enjoy the podcast

 The Impact of Corona on Real Estate Investors | File Type: audio/mpeg | Duration: 00:26:47

On this podcast episode, I talk about the impact of corona on real estate and how this will affect real estate investors, wholesalers and flippers. The great pricing reset of 2020 or what I like to call the "Covid 19 Effect" is related to how pricing in the real estate markets has been immediately reset for wholesalers, real estate investors and lenders. Cash buyers for wholesale deals are cautious right now and are either not buying at all, or they are expecting substantial discounts to move forward on a purchase. We have put a 20% safety margin on all purchases in place to protect ourselves. Capital markets are currently discounting pricing at around 80% to 85% which means they are willing to sell $100,000 loans that they originated a month ago for $80,000 to $85,000 just to get those loans off their books. So I think that a 20% safety margin works (for now). Could pricing get worse? We think it could. Ultimately this will translate into a pricing reset in the retail markets. The reason for this is because 22 million+ people that are laid off or unemployed because of Corona are not going to all be hired back immediately. That is going to take time (years). Many companies will fold and shut down for good. We have to assume that a good percentage of the 22 million unemployed people will be out of work for some period of time. Even if we assume that 17 million people are immediately hired back then that is still 5 million unemployed people. And for those people that own homes, if they cannot make their mortgage payments they will go into foreclosure. And that will result in an uptick in short sales and bank owned properties as banks are forced to foreclose and take the properties back. That may sound bleak. But the reality is that there are hedge funds and private equity funds with trillions of dollars that are ready to pounce on this opportunity. This will ultimately be an amazing opportunity to buy real estate and rental properties at a huge discount. And I don't anticipate that discount to be around for too long. Since interest rates are so low, you can now borrow money at less than the inflation rate. I received a quote on a 15 year mortgage yesterday of as low as 2.25%. If you can borrow money at less than the inflation rate to buy an asset that beats inflation and that you will own free and clear one day then that is a winning formula. So my suggestion is use this as an opportunity to buy real estate. Lock in those low rates. Don't wait to buy real estate. Buy real estate and wait.
